When you are buying a home you should have a professional home inspection performed.

A home inspection will look at the systems that make up the building such as:

• Structural elements, foundation, framing etc
• Plumbing systems
• Roofing
• Electrical systems
• Cosmetic condition, paint, siding etc

A home inspection, performed by a professional home inspector, should reveal any hidden or unknown problems with the home so that they may be addressed BEFORE the transaction is closed. You should arrange for an inspection at the time your offer is accepted. We recommend you call more than one inspector and inquire about the extent of their inspection, as well as costs. We also recommend you set the appointment at a time you are able to be present during the inspection.

Inspections will not include cosmetic defects or complete disclosure for the condition of the home.  The seller should make every attempt to disclose every possible issue or defect including neighborhood noise to leaky faucets.  Likewise the buyer should use the inspection as a guide to make futher inquiries with contractors which specialize in their field of expertise. (i.e. electrician, plumber, etc.)
